Hyatt Regency Maraska Zadar Hotel

We were selected by the D&Z., Zadar as BIM consultants and developers for creating a BIM model and BIM project management. Our second and the most complex task in this project was to transform a preliminary design into a model, and from there, together with D&Z as lead architects, develop the Detailed Design project. The BIM project gradually evolved from a first creation of a BIM model of the existing part of the old factory building, which was originally constructed in 1911.

Some of the challenges solved through our implementation of BIM in this project were:

  • Management and development under tight deadlines,
  • Several changes made to the project during the realization as a result of a reconciliation of the design with the hotel operator’s standards,
  • Addressing the requirements from HVAC and structural designers,
  • Detecting oversights in the design, which was imperative due to the complexity of the project.

In this way, the BIM model saved money and time in the design process, as well as in the construction, since errors were detected in the early design stages.

About the Project:

The 5-star Hyatt Regency Zadar Maraska is the first hotel in Croatia under the Hyatt brand, and is set to open in the spring of 2019. It is located at the location of the former Maraska drinks factory in Zadar, and is based on the design of Slovene-Italian architect Boris Podrecca. The design combines both historic and modern architecture. The architectural company D&Z from Zadar is responsible for the architectural project, based on Boris Podrecca’s design.

With its 130 luxury rooms, the hotel will also have one of the top spa and wellness centers in Croatia, as well as a swimming pool, bars, a conference center and more. Wishing to emphasize the monumentality and beauty of the old Maraska building, the new structure is split into two connected parts: one old and traditional and the other modern and new, thus creating a Mediterranean Tripartite. To achieve total unity with the surrounding park, a terraced landscape makes a transition between the architectural structure and the surrounding greenery.

British hotel interior design specialists DeSallesFlint will take on the hotel’s interior design. The project is worth around 100 million Euros and is set to be completed in 3 years.
